Managing payments is about more than getting money from tenants to owners. It’s about having confidence that owner payouts are accurate, bills are covered and owners have the information they need, all without creating extra work for your team.
This release introduces a range of Trustless enhancements designed to give you more visibility over upcoming disbursements, greater flexibility in managing funds and a better experience for owners.

Not every owner payment should be paid out immediately. Whether you’re preparing for a large repair, an upcoming strata levy or another planned expense, you can now set a Trustless owner withhold amount and reason, separate from your agency withhold.
When Trustless processes an owner disbursement, pending journals and due bills are paid first. Any remaining funds up to the withhold amount are retained, with only the balance above that amount paid to the owner. Funds continue to accumulate until you remove the withhold, giving you confidence the money is there when it’s needed.
Two new dashboard widgets give you instant visibility into your Trustless portfolio.

This widget shows how many Trustless folios are due to be disbursed today, broken down by owners, suppliers and tenants where applicable. Before the daily disbursement run, you’ll see what’s due to be paid. Once it’s complete, the widget automatically updates to show what was successfully disbursed.
From there, you can open the new Trustless Disbursements screen to:
It’s a faster way to review everything before disbursements are processed and confirm everything looks right.

This shows what percentage of your owners have been upgraded and how many are still using your trust account. It also lets you enable Trustless for all eligible owners with a single click.

Overpaid rent and journalled tenant funds are a normal part of property management, but leaving money sitting in deposit creates unnecessary administration.
You can now transfer Trustless tenant deposit funds directly onto rent or outstanding invoices from within the tenant folio, whether the funds are held in your agency trust account or the PropertyMe Trustless account.
The tenant’s history is automatically updated to reflect the transfer, balances are adjusted instantly and you can clear aged deposits without needing to refund and reprocess the funds.

Trustless owners now have a clearer view of their money through the PropertyMe app and Client Access.
Each time a disbursement is processed, owners will see a new Disbursement card in their Recent Activities feed showing:
By making this information available as soon as funds are disbursed, owners can quickly find the details they’re looking for without contacting your agency, helping reduce routine enquiries while giving owners greater transparency over every payment.
