Australia’s rental crisis: what’s the latest?

PropertyMe, Australia’s most successful property software management platform, has launched its Automations feature, an automated function set to give Property Managers more time back in their day and streamline their workflows.
Hayley Barlee, Operations Manager at PRD Albury-Wodonga, has been using Automations during its “beta testing” phase, prior to its launch and said the function was “really loved” by her staff.
“It’s a time saver because we have team members that just don’t get checklists in place and this is essentially forcing their hand to get those administrative jobs done because it’s all automated and organised for you,” she said.
“Because our team is quite broad, we have a lot of checklists and processes in place, so Automations is going to improve our consistency and efficiency when it comes to completing every part of the job. Automations is a massive help.”
Hayley, who has been a customer of PropertyMe for years, said Automations will also help change the broader property management industry due to constant legislative changes.
“We are in an industry that require a lot of legislation to be followed and a lot of additional procedures get put in place every month. So, this is going to just make our jobs so much easier — it’ll help us automate things to our system seamlessly and it’s just going to be awesome,” she revealed.
“I was so excited when this email came through about Automations. I can’t find the right words to verbalise just how good it will be.”
Kym Cheney, Head of Residential Property Management at Taplin, said the simplicity of using Automations was a big plus for her.
“It’s going to help condense and speed things up a little bit. Right now, I’m covering for two Property Manager’s and I’m managing 443 properties by myself. That’s not normal but the fact that I’m working under such pressure with extremely tight deadlines, Automations is working with me, not against me,” she said.
“I click a button; my email is there. I quickly edit what I need and I send it straight to the next thing.”
For Kym, Automations will help keep staff members who usually lack in organisation on top of their tasks, but it will especially help the younger generation who are new to the field.
“The new, younger generations do need their help. They need the systems and processes there to help them through the journey because they don’t have as much experience as some of the older generation does out there, who could do it with their eyes closed,” Kym admitted.
“Automations will be there just to help and ensure they’re across all the right processes as well, so they don’t second guess themselves.”
Kym said Automations will also support the older generation who are still within the industry and are a bit slower using the system because they’re not digital natives.
“I have both fields here in my office — I have people who have 20-years’ experiences who are slow to adopt technology and then I have Gen Z’ers,” she said.
“The fact that they can press a button and the email appears for them is a lot easier and they don’t feel as overwhelmed with having to find an email template within the 180 templates that we have.”
Kym’s advice to any Property Managers in the industry who might be apprehensive towards digital automations and management is to “not be afraid of change”.
“Embrace change and find how Automations and other similar functions can work with your business to improve your current work practices and processes. This will also help support your team and not work against them,” she said.
“So many people are scared of change and don’t onboard it and my only advice is you have to become a part of that change or you will be left behind in the market because it’s moving so quickly.”
For Brenton Reginato, Operations Manager at Bendigo Real Estate, Automations is a “huge tick” and positive step forward for the platform.
“I think it’s got great merit and it’s exciting to see that the platform is going in the direction it is to start creating these automated tasks,” he said.
Brenton, whose been using PropertyMe for four years now, said the platform has enhanced its features and offerings drastically in the past few years that has pleased him.
“You need these types of automated processes and checklists because there are so many different things to remember,” he said.
“Having those available now, we’ve built out a lot of them — we’ve got about 40 task templates in our portfolio that we utilise.”
Like Kym, Brett believes the most attractive function of Automations is the efficiency for new starters.
“It will help when tasks are generated when they should be rather than relying on people to manually make those. It’s just going to probably help new-starters more than anything — it’s going to be a significant help to those people,” Brett said.
“Those BAU tasks that are just in their queue, rather than them manually having to remember to do that, the fact that there’s a trigger point to create that task will certainly help any new starter for the first time.”
